Let's face it, roofers don't have the best reputation in the contracting industry.   We know this.  In fact, it's why we created Good Shepherd Roofing.  We were tired of seeing friends, family and community members being taken advantage of by poor business practices and roofing companies that were here today and gone tomorrow. Pricing on roof replacement will vary across different regions and is based on a few key factors.  These factors are relatively easy to identify and have been assembled in the below list along with details on how each factor affects pricing.  One size will never fit all when it comes to estimating your roof replacement cost but here are some helpful guidelines to follow. 

Roofing Materials

Materials are key. ​ A major factor of the cost of the roof will be the type of materials that you choose.  Most new homes that are built will generally have a builder grade 3 tab shingle.  Cost of these 3 tab shingle roofs are in the 3.00 per square foot range fully installed.  Although not horrible the durability of these shingles is not great and will generally fail at the 10 to 15 year mark.  Most common materials that we find meet performance and appropriate price points for customers is the architectural shingle which is a step up from the 3 tab but still fitting most budgets and also offering proper durability.  The architectural shingle will cost approximately 10% to 15% more than the cost of a standard 3 tab shingle roof.   Metal roofing systems, particularly standing seam systems, will be about 2.5 to 3.0X more expensive than their asphalt shingle counterparts.   Likewise, cedar shake roofs and many of the more expensive treatments such as slate will be many multiples higher than the asphalt shingle (i.e. 4.0 to 6.0X).

Complexity of the Roof

The complexity of the roof design will also affect the cost.   Complexity will include things such as height of the roof, pitch and design.  A simple structure with 2 facets or slopes such as that pictured in figure "A" will be differently priced than a multi-faceted sloped roof that is several stories off the ground and features very steep pitches.   The reason for this variance is probably self-explanatory.  More complex roof designs require more skill to join all the various roof slopes together properly.  These many roof facets also increase the amount of material waste that is generated on a roofing job.  This "waste factor" in the roofing job has to be accounted for as well and is part of the price to the consumer.  

Size of the Roof

The size and complexity of your roof will directly relate to the amount of material and the amount of personnel hours that will need to be expended to get your job done.   Roofing sizes are calculated in what is called a roofing square.  One roof square is the equivalent of 100 square feet (10'feet X 10'feet area).  What confuses home owners sometimes is that the roof square area is everything over the house, this includes spaces such as garages, porches, decks, etc.  Sometimes home owners mistakenly will assume that they have a 2500 square foot home so they have 25 squares of roofing.  The reality is that the roof is covering both liveable / conditioned space as well as non-conditioned space which will increase the total area.  The other factor that will increase the squares is the pitch.  A home 3000 square foot area (foundation) with a 12/12 pitch will actually be about 4600 square feet of roofing or 46 squares.  The reason is that we are using a 3rd dimension (altitude / height) to increase area.  Additionally, the roof will always stick out slightly over your home's exterior walls and this must be factored in as well.  To experiment with this concept calculate how big your roof is
